Phase I: Assessing the Current Situation
Step 1: Reviewing and Benchmarking Energy Use
We review and benchmark your company's current energy usage by auditing your facilities and equipment. We begin with a walk-through energy audit, which the local utility usually provides at no cost. We follow up with an investment grade audit, based on specific issues identified by the initial audit, your staff, and us.
The investment grade audit report lists:
your company's sources and uses of energy
the costs and benefits of various energy efficiency and generation measures
incentives available from the utility, state, and federal government
For new projects, we evaluate your building design, equipment, and processes to identify energy saving measures and prepare your facility for on-site generation.
Step 2: Gathering Employee Input
Employees are usually excellent sources of time and money (energy) saving ideas. Also, they are more likely to support projects that develop with their inputs.
We meet with your employees to:
present your company's intentions regarding energy, the results of the audits, and energy-saving ideas from other businesses and industries
solicit their energy-saving ideas

Phase II: Establishing a Plan
Step 3: Creating an Energy Management Plan
We create an Energy Management Plan for your company, based on your company's goals, employees' ideas, and the audit report. The plan includes:
the company's overall energy objectives
specific projects to help achieve the objectives
the estimated costs, savings, returns (financial, environmental, and social), and implementation schedules for the projects, individually and cumulatively.
Phase II Deliverable: Written Energy Management Plan to help you decide which energy conservation, efficiency, and generation projects to undertake

Phase III: Preparing for Implementation
Step 4: Developing Specific Energy Projects
For each approved energy efficiency / generation project, we:
prepare a Request for Proposals (RFP) document
identify appropriate vendors and submit the RFP
evaluate proposals and help you select a vendor
in lieu of the above three steps, we prepare a Specifications document if you have already selected a vendor
negotiate prices and terms
evaluate vendor contracts, maintenance, and performance agreements
interface with your tax accountant and financial advisor to ensure that appropriate tax, cash flow, and other financial issues are considered
help arrange financing
help find additional revenue from non-traditional sources to improve the economic returns on the project.

Phase IV: Implementing and Reviewing the Plan
Step 5: Providing Project Management Support / Vendor Oversight
For each project, we assist your project manager with ongoing project management support / vendor oversight for:
the rebate and permit process
design, engineering, construction, and installation
budgets, invoices, and variances
schedules
change orders
commissioning, monitoring, maintenance, and quality control
financing
marketing / public relations
Step 6: Evaluating Completed Projects
Three-, six-, and twelve-months following project completion, we compare pre- and post-project, expected and actual, and individual and cumulative statistics on
energy usage and generation
economic, environmental, and social sustainability
